In December 1997, Hines and J.P. Morgan Fleming Asset Management, Inc. purchased 303 East Wacker from the Metropolitan Life Insurance Company with the intention of renovating the base building's finishes and systems. This 28-story, 839,895-square-foot office building is located in the East Loop area in downtown Chicago. In 1999, the building's renovation was successfully completed as evidenced by its receiving the Building Owners and Managers Association (BOMA) local and regional Office Building Award (TOBY) in the Renovated Building category. The building was sold to Franklin Street Properties in 2007 and it continues to be managed and leased by Hines.
